Know when the price of a home is right.
Prices of older flats in August 2026 were 3,3 % below the level of a year earlier nationwide, and clearly fewer transactions were made than last year. Buying has nevertheless become easier: the loan cap is 95 % for all buyers from 1.7.2026, and the maximum loan term for a housing loan was extended to 40 years on 1.6.2026. Interest rates have risen in the autumn: the 12-month Euribor was around 3,2 % at the beginning of October.

How to use the information
- Compare the property's asking price with realised prices per square metre in your postcode area from Statistics Finland's database – the asking price is not the same as the sale price.
- Selling times are long (about 119 days on average nationwide in August 2026), so there is often room to negotiate the price.
- Note that the housing transactions section of the Ministry of the Environment's asuntojen.hintatiedot.fi service has been closed; realised prices can now be found from Statistics Finland and KVKL.
- Calculate the total cost: debt-free price, share of the housing company loan, maintenance and financing charges, and future renovations (ask for the maintenance needs assessment).
- Follow the ECB's interest rate decisions and the Euribor – they directly affect the monthly instalment of a variable-rate loan.
- From 1.7.2026 the loan-to-value cap is 95 % for everyone, so your own funding is needed for at least 5 % of the purchase price. The bank may still require more collateral.
- A longer loan term reduces the monthly instalment, but more interest accrues. Compare the total interest over 25, 30 and 40 years before you choose.
- The transfer tax exemption for first-time home buyers ended on 1.1.2024. Budget 1,5 % tax for a share-based dwelling purchase and 3 % for a real estate purchase.
- The ECB raised its deposit rate to 2.50% in September 2026, and the 12-month Euribor was about 3.2% at the beginning of October. Test whether your finances can withstand a 6% interest rate.
